The City of Asbury Park is releasing the attached statement from its redevelopment counsel, Maraziti Falcon, LLP, regarding the possibility of a request by Madison Marquette for a permit to demolish the breezeway attached to the historic Casino Building on the Asbury Park Boardwalk. The statement, dated January 27, 2026, outlines the City’s deep disappointment with the prospect of demolition, details Madison Marquette’s history of unfulfilled redevelopment commitments, and explains the legal and procedural steps that would be required before any demolition permit could be considered.

Greetings to the Asbury Park Community and our loyal Boardwalk visitors

Several weeks ago, due to forecasts for stormy and snowy weather, we conducted a special inspection of the breezeway through the Casino Building (that’s the part that is the extension of the Boardwalk). This inspection noted an area of concern, and, to protect public safety, we closed the outdoor path to Ocean Grove.

We’re in Asbury. Rumors swirled. Specters of the implosion of the entire Casino Building suddenly appeared all over social media. We even noticed a post about the curse of the Morro Castle.

After sleeping on the ideas discussed last night at the meeting, I believe we have a viable path forward. I will present this proposal to the Mayor and council at the next public meeting. Leave your thoughts about this proposal in the comments below. I apologize for rushing this proposal out. After taking to Henry Vaccaro Sr. we agreed that it would make sense to add the following MM properties to the eminent domain lawsuit. The Casino, the carousel, the power plant and the Sunset Pavillion. I believe we could ask the courts to accelerate this lawsuit due to the damage to the buildings that would be caused by any delays.
